We would sell our current home, then rent the rehab property from our LLC and live in it while we complete the rehab.

This is different than buying an existing location, with possibly an existing tenant, but the same demand premise.On the Urban office tenants moving to a suburban office space. 

The property was located in a desirable area with good market demand, making it an ideal candidate for a fast transaction.

Hi BP community,New to this forum, and want to ask - how do you get comps for land values or market rents?

Thanks Hey Paul,It depends on who you are trying to appeal to.For example we did yard signs for rent to own properties we had and at the time (we were just starting out), we hand wrote "Rent-To-Own - Call ###-###-####" on them and they worked sufficiently. 

Unfortunately their home was a total loss due to a tree falling, so I have agreed to rent them my STR as a long-term furnished rental while their home is being rebuilt. 

I’m looking to rent to SU students or professionals.

I mostly look at it as a long term play, but that somewhat depends upon the location in Nicaragua.
