I do not currently own a STR and am looking at the numbers to see if one will work in my situation.

This idea scales for any idea when you're trying to get work done on multiple properties; I need gutter work and a guards to be put on two properties, but most of these estimate generators are for a single residence.

Can't say for sure as I'm not familiar with Xenia - I've worked with multiple people that ended up buying in Dayton and it seems to be a similar market to some areas of Canton, which is where I personally invest. 

Perhaps consider bidding the work to multiple contractors to get a fair price.

I would recommend that you seek out Independent Agents (that represent multiple companies) and have them shop the policy.  

Multiple offers are now the exception, not the norm.

Multiple, billion dollar companies are investing heavy in our area, such as Intel, Google, and Amazon.

The owner has 30 days to remedy the situation.

I've lost count of how many properties they have across multiple states but they're running businesses.
