I know my landlord policy does not cover any sort of business operations in my rentals.

I just think it is crucial that if someone would be calling potential motivated sellers or other cash buyers on my behalf (therefore representing my company & brand), I need to at least have interviewed them thoroughly and be confident that they would not misrepresent me in any way.

On the other hand I might have a better chance of getting some sort of money from her for just the 3 months plus late payments.

In my opinion, the most important thing is to establish some sort of system and rules for yourself that will make the process less scary to you.

I've looked into all sorts of loans, and it would seem an SBA 504 loan would be a great fit for our financial needs, but given that we are still trying to acquire the property, it's long processing time (months and months I'm told) makes things very difficult.
