Hi @caleche Ryder, Like I said, I am new and have all the investigating and researching to do, my Memphis property was purchased through Memphis Invest.

Whoever they were "stolen" from opened an investigation 15 days before 12/2023 hit (1 year), and appfolio has clawed all that money back.

I moved to the area about 1.5 years ago and I recently began to investigate my immediate area and Jacksonville for SF and SMF rental investment opportunities.

I'll investigate.

We're investigating NC  property management companies in the Triad for properties located in Winston-Salem, Lexington, Thomasville NC.

I'm sure others have posted on this but that's the basic metric many investors use to establish a starting point a determine if further and more detailed investigation is worth it.  

Should I investigate further?
