I let them know that I will likely have some questions on their numbers but after I do an initial analysis, if the deal still looks attractive I would request to view a few of the units in the property and do a general walk through of the exterior, utility areas and common areas.

He now owns the Cor Company and if you do a little research, you'll find he pleaded guilty to bank fraud and served a prison sentence for it in the late 90's.

For my wife and I, we don't have the income to qualify for this kind of mortgage (we have a mortgage on our primary residence now), and knowing how much we'd need to come up with for the initial investment and knowing it would take some time to get the occupancy up to where we want it, it seems risky to use hard money or some funding with a higher interest rate.I would like to make this happen at some point though because there seems to be high upside and this market doesn't seem to be going away anytime soon - at least not in this area.

I can't imagine that things haven't changed since this initial post 2 years ago, but they also must be getting these calls constantly.

I'm currently in the initial phases of talking with the owner, but here is what I know so far:Rents are about half of market...owner is aware of this.  

Do I change the name of the landlord and have the tenants initial and me signing at the end, or do I create a new lease?
