They said they would sell me to directly if I wanted the house.

In 2023, 4.1 million existing homes changed hands, a level not seen since 2008 (which was effectively the trough after the housing crisis).

Let's assume they are selling their own house where they lived for many years.

I'm in the Bay Area houses here are very expensive for me to start with.

Hey Jose - if you're working with $15k i'd examine your local market to see if there is an opportunity to house hack if you want to work solo.If you're opening to partnering - I'd reccomend attending your local REIA meetings to see who is looking for a partner / capital.

I'm really just curious if you can ever go wrong with house-hacking.
