The house is going as is, furniture plates and all.The issue is the owner is not a heavy tech user.

We did the design (including the glass wall), but we used a service to decorate and pick out furniture.

In order to mitigate those mentioned issues, my strategy is to target properties that would house a family rather than a single renter as the members spouse and children would remain there whilst they are deployed.

I am single with no children and have no roots which gives me a lot of flexibility on how to start this journey.

I have a rural tenant with chickens and ducks, we require them to include the animals on their renters policy, and and do not allow roosters, (my insurance wont allow roosters) I love chickens, and that my tenants can teach their children about where food comes from, raising animals, and caring for animals.

A lot really depends on the lease agreements... some agreements with providers include much more than the building... office furniture and even equipment... sometimes the tenant is responsible for everything including the HVAC units going out up to a preset yearly amount. 

As such, your IRA can transact with a sibling.There are concerns, however.There can be no direct or indirect link to a disqualified party to your IRA, which includes lineal family (parents, grandparents, children & grandchildren).
