I am selling a house in Houston (fix and flip), and the original buyers' FHA financing fell through - we went under contract in December for $5k under asking, the original lender who preapproved them rejected the loan in January due to late payments on a property in Puerto Rico, and they quickly found a new lender who told them they could get the file closed.

I am located near downtown Houston!

An implication of selling is that to reinvest I would need to buy out of the area, likely out of state.Any thoughts are much appreciated.I've done a cash-out refinancing of a property that sky-rocketed in value because I wanted to get rid of the dreaded 'dead-equity' that is so feared here on BP.

@Ernest Wade Hi Ernest, due to low inventory and sky rocketing prices here in Denver, some investors have looked at new builds as a way to enter the market.

I know it's not rocket science,  but am I buying myself a job?
