Rental calculator seems to suggest this is a good deal according to 1% rule ( not quite 2% but looks pretty good to me already ), the rent estimate was a guess from a near by rental ( there aren't many rentals in Beavercreek somehow ).Above average SD , all three schools are rated 7 ( not sure if this is considered as B, B+ area ).Obviously the numbers would only make sense when the estimate rent can be archived, so my questions for Dayton / Beavercreek BPer - Does Beavercreek have high rental demands ?

Obviously going to tell you that you need to use a CPA, have your wife learn the complexities that will go into your tax filings now that you own real estate, after a few years you might not need to hire a CPA anymore but for now, you need the help/advice.

I have all the necessary letters, documents photos etc that show they are responsible for the total cost - responsible for the misdirected water - plus harassment & smoke screens Lawyers I have asked have either waved it away as easy, or told me 'you can never win against a HOA' Neither angle has been helpful not explained to me.

Im estimating closing costs to be $2500The add says it should be able to rent for $700 each side so being conservative I estimated at $600 each side for a total of $1200 per month.
