The Opportunity Zone program allows for investments to be made through 2026, but as part of Notice 2021-10, the IRS offered new relief to Opportunity Zone investors and Funds by extending the investment deadline for gains whose eligibility window had closed last year.Any capital gains realized on or after October 4, 2019, and any partnership gains realized on or after January 1, 2019, still qualify for investment in an Opportunity Zone Fund until at least March 31, 2021.

If the cash flow is so tight that you can’t cash flow with a PM or if you errored on due diligence than it may not be a good choose to hire a PM - because then it doesn’t really matter if they are the best PM under the sun because at the end of the day you will always reason not cash flowing with the PM because the numbers were to tight to begin with.

Here in ATL, the "wholesale" market is practically as tight as the market so your best bet would be to find a newer and hungry wholesaler who does not have an A-list yet.
