I have recently gotten with my real estate agent and figured out a few areas/zip codes I want to send direct mail to.

There are not a huge number of rental in my direct area so there might be an opportunity to get some good renters. 

You could reach out to the seller directly, having your agent do it might not be a good idea, your agent has ethics guidelines to follow, and the listing agent could get upset.

If they admit fault, can you have them pay the repair person directly?
