“Fully renovated” in today’s market means the front door is a trendy color, the cabinets are probably white, subway tile dark floors.

@Steven Gesis - I recommend updating every light bulb within the residents' apartments with LED(careful with the color temp- 2700 K is safe everywhere, you can go to 3000 K in kitchens if you want.)

What was over $4k in a current color cost me just under $2k in cherry.

The problem is that while someone may pass all of the above with flying colors, desperate people can do desperate things.
