So, I expanded markets anywhere that I could self manage from San Diego, and after a few weeks of briefly studying all the markets within a 6 hour drive, I landed my focus on Bakersfield and finding deals in traditional multi family units that needed work and were severely below market rents. 10+ offers later on everything from FHA, conventional 4 unit, the seller financing route, 5+ unit commercial lending, I finally got an offer accepted as the 2nd offer weeks after it had expired.

AFter a day or two thinking about it, they accepted the for sure close deal for less money but did not have to wait longer, did not have to list and have many people through their property, did not have to deal with inspection contingencies, request for repairs, appraisal, etc.

I also find myself in this predicament but I will tell you that I wouldn't recommend essentially buying sight unseen, and if you put in an offer most LA's if they accept it will allow you to "view the property" I would just make sure you have some outs like if you find the property is in dire need of repairs and then the tenant leaves you may find yourself with an expensive rehab.
