I'm obviously not set on a 4plex as that's more of the most ideal/efficient situation possible. 

They seem relatively easy to maintain, very efficient, and here in Alaska, I feel like a lot of people try to minimize their footprint and expenses so they can buy more toys.

Critical issues will be taken care of quickly and efficiently. 

If one is seen in the house then there is somewhere where they have gained access to the house and you will need to address these and repair.

I am thinking energy efficiency and water saving . 

Besides the address, purchase price, rehab amount.

With title problems there is no incentive for anyone to address condition.Owners title insurance doesn’t cover consequential damages... read the policy, it is clear how damages are calculated and when.Check the contract... does it say the buyer takes the property subject to violations, etc.
