They rented from me for 6 years and bought a house, so I gave them a house warming present.

Never thought of that, I guess as an early investor, you must go where the experienced people aren’t (out in the cold) to go find deals while they stay warm, I will be out there in warmer months then!

So I checked the county court records and there they were with 2 failure to pay rent and a 3rd pending ( this means they are getting evicted) The place can sit empty before I just put a warm body in it 

The first step is usually the hardest.To your question, especially for singles and small multis, I say shop until you get warm fuzzies.There are 3 main types of lenders at this level:- Direct (like a bank).
