There are mailing lists that specialize in probate. how reliable they are is open to debate.

Now I am in an odd position where I am debating continuing on and obtaining my license to sell or to invest in flipping homes with the money I have saved.

@James Green I haven't found any set REI meetings in the Wichita Falls, TX area yet and been debateing on just starting one up myself.

You might have to just focus on cheaper flat fee options and then own your own brokerage in a few years , if debating going that way in a year or so.
