install a corner tub if space permits, remove the whole window and frame in the shower side and install a smaller window on the bath side and extend the shower section over to the new window. edited the picture isn't the best im not an artist or photo editor, but here it is..

It is obviously cheaper the further away you get from Downtown.FYI I did catch a 9.5% CAP rate on 4 rental units for $140k total, but they are units in a mobile home park.

The "cash is king" mantra will ultimately prove true, without adequate capital, it is extremely difficult and extremely stressful stringing deals together, and I suspect it ends up catching up to the majority of people that go that route.
