The tenants cannot make over a pre-set amount per year because of the tax incentive program that it is enrolled in for the next 15 years, despite the surplus being used up. 

@Myles Kamara are you getting properties under contract with proof of funds as a cash buyer or proof of finance with a pre approval?

Does an FHA loan provide you better APR than a conventional loan?

If it is true, wouldn't taking a loan against your policy through insurance be a better idea rather than getting a lower APR loan from third-party lenders?

I was not at the REI meeting --the skiing was too good to pass up today, so I was on the mountain :)   I've been thinking about attending a SLREIA meeting at some point in the future, though...

@Matt McCue One other thing I don't see mentioned is that unless the seller is completely opposed to it, you could still have an agent represent you through the process for a pre-negotiated commission amount that you would be paying.

I'm connected with a company called FIG (Fourplex Investment Group) and have lended my money with FIG at a point a month for the past 3 years. 12% APR depending on project duration.

As a side note, we have about $900K of equity in our primary home which is in a very popular CO ski town (we are already short terming it when we travel).

Hi Thomas, I don't have exact numbers for you but in the winter the Lakes Region is still popular being in close proximity to the mountains for skiing/snowboarding.
