A few things about me: I'm near the Houston area, have a credit score near 800, really have been studying real estate, from multi-families, to creating llc's, understanding cashing, etc, but my income is probably one of my weakess areas, even though i've saved enough for a downpayment and have a constant history of work.

Hey everyone, I know this question can be state or city specific but coming from someone who never did a deal before that is studying my market to find an edge I would like to know what has brought you guys or girls the most success with buying a rental property for the long term from a variable stand point like a location with either a good school nearby or a low crime area or a high population growth from millenials?

While I am not suggesting you "do it yourself" regarding starting an LLC, I do think it wise to study some of the issues involved so you can speak more intelligently when consulting with a legal or tax professional. ** Obviously with a name like NED, Mr Jackson must be brilliant!
