I took them to lunch, learned about them and told them my goals. 2020-March 20th closed on 11 units, value add by under market rents, forced appreciation by remodel and possibly adding a room by remodeling an unused storage unit.June 19th closed on single family flip.

@Jesus SosaI think the issues arise if you don't connect with a competent professional in the start is that you may do something incorrectly or create an entity that is not really required or the incorrect entity was set up.Tracking your expenses in excel sheet is a good start.I would also save your receipts in some sort of data storage(google drive, dropbox, etc)Good luck with connecting with a CPA

Another idea is perhaps watching storage locations, and seeing bigger influx would mean that people are getting ready to move in the area, hopefully from their house in your case hahaBest,Michael
