The same street was flooded in 6/2021, as later found out by us this past few days.With many components to replace/restore back to "agreement of sale" date condition, (electrical panel replaced/inspected; basement windows grouting/pointing washed off; HVAC system; all the wood/drywall, etc), it is likely he won't be able to get everything done by closing date 9/14.

Nathan, To your first point, I have two years of rent equivalency saved in reserves for this property; we replaced the roof two years ago, all appliances except the fridge are new or refurbished, the water heater has been replaced and the fence/gates mended from a tornado.

The broken vent pipe and disconnected shut-off valve should both be pretty simple fixes, maybe $200 - $300.The gas fireplace would probably have to be replaced and could cost $3,000 or more depending on what you get.
