Job insecure, food, medicine, transportation insecure ~ and the first thing they need to give up is rent in times of crisis.  

Properties are expensive here in the Greater Boston region.

In my earlier years selling real estate I also sold properties to a few Asian clients in SF who did the same thing handed over a bag of cash to pay for their land which we promptly transported to the title company..

My goal is to purchase a cash flowing property 3-6 unit property within the next 6 months in either Southern NH or the Greater Boston area(north & south of Boston itself)…and maybe WorcesterI was planning on using an FHA in the fall of 2022 but I couldn’t find anything for sale that would pass the self sufficiency test(in the Greater Boston Area).

Make sure the parking is adequate for 3 units also, most people around here drive as opposed to public transportation so parking is key. $250k is at the upper end for 3-families in Middletown, have your agent run a report on this and you will see what I am talking about.  

Hi All,Does anyone with experience flipping or rehabbing in the Boston area (South Shore specifically), work with a GC that they would recommend?

It is close to public transportation and directly next to a rail station.

I'm not familiar with Carlsbad's specifics, but thise numbers don't take into account Big (note the capital B) costs for water and sewer capacity, school, transportation, permitting, and a bevy of other costs.  

I am based in East Boston and I have a semi finished basement in a 3 Multifamily that I would like to legalize and make it part of Unit 1.
