My goal is to purchase a cash flowing property 3-6 unit property within the next 6 months in either Southern NH or the Greater Boston area(north & south of Boston itself)…and maybe WorcesterI was planning on using an FHA in the fall of 2022 but I couldn’t find anything for sale that would pass the self sufficiency test(in the Greater Boston Area).

Make sure the parking is adequate for 3 units also, most people around here drive as opposed to public transportation so parking is key. $250k is at the upper end for 3-families in Middletown, have your agent run a report on this and you will see what I am talking about.

I'm not familiar with Carlsbad's specifics, but thise numbers don't take into account Big (note the capital B) costs for water and sewer capacity, school, transportation, permitting, and a bevy of other costs.
