Hi All -  Curious what methods folks are using for new SFH or MF investments to make sure rental income flow.Example-Buy in good school districts for qualified tenant pool?

However real estate investing it a totally new concept to me.I’ve read a few books and done quite of bit of research but I can’t decide if the strategy/method of investing I am thinking of would best work with my current situation.I do own a principle residence with a mortgage + heloc portion (currently have $30k in it with no balance) and minimal credit items on history and have over 800 score.

Are there other methods that might be viable?

I’m new to the BRRR method.

My method works for me. 

If you do have multiple options for property managers, definitely ask them about there policies, payment methods, tenant screening techniques, etc.Here's a great post I found too! 

Floor covering must be serviceable.No rotten wood (most commonly found on soffits and fascia, and around door/window trim).

It can open up a can of worms when rehanging, replacing hinges, and asking yourself if doors or trim should be replaced at the same time...

like do you have to rent it out to make the whole BRRR method work. because it is a single family
