If others know of firms that produce what investor carrot says they produce, I'd love to reach out.  

I don't think that happens many places, but if you're producing and want to expand, there is plenty of opportunity to do it.

Assets that can be modified (value-add for example) to produce more cashflow, more value, and create outsized appreciation.
