As it was stated earlier in your thread gap funding only works if its based on joint venture, percentage or participation of some sort.

Having the license is super beneficial because you can earn additional income from helping friends/family and also convert non wholesale deals to listings if the seller isn't motivated enough. 

I want to run this for 8 years or so, not life time and use this as sort of insurance income if and when things get rough.

It will just make my already-negative cash flow worse, but when I bought the property I had quite a few other reasons and motivations for doing so and I was very clear on the negative cash-flow situation.

Most of these seminars are the same, so you can be assured that 1) Than won't actually there and 2) They'll try to upsell you into some sort of expensive "mastery" program.You can do a search on here and there's plenty of posts with more info from people who've actually gone.

They'll talk to you to encourage you to get preapproved, and maybe show one house to get you motivated to do so, but that's a different thing than spending 2.5 hours showing you 10 houses this weekend.YMMV depending on if you use one of the part time PTA parent agents that are seemingly multiplying in number of late, of course.
