Post Covid the market is just so hot I’m usually only able to get something fixed if it’s a terrible problem but nothing off the price.

Now I see that county posted list of exceeded funds and for this property there is $20k-$5k= $15k remaining balance and bidder can claim.

First, talk with the current owner further to find out as much information as you can about why the current tenant has recently had issues with making their rent payments on time. 

Additionally, borrowers should be prepared to work closely with their lenders and provide the necessary information and documents in order to get approved.

However, I would also consider the ARV post renovation, especially if you can pull out most/all of your funds from the investment.
