I'm mentally prepared for the possibility that the unit is trashed, but I also wouldn't be surprised if it's not, since this tenant has always been meek and agreeable whenever we've approached her about anything.

This is not going to be found in companies with stay small keep it all mentalities and you are sure not going to find it in companies that want you to pay for the property, then pay for the renovation.
