I made a mental contract with myself that I was going to take this seriously and treat it like a business (which it is).

I can't and don't condone this man's actions for the obvious reason that you should never do violence to one you love be it physical, emotional or mental.

I'm a positive and helpful person, and Bigger Pockets fosters the same mentality, sir. 

That's a good problem to have, and it's what happens when you maintain an abundance mentality (which you clearly have!).  

We will afford to live off our stock portfolio but we wont touch it for another 10-15 years and that will likely boost further growth. 

But if there is any value in the homes, and you can extract it over time as you exit them, get boosting the rents to market, and maybe even get him to work on price a little , you can turn it into something .  

The money is great, but the work isn't mentally rewarding for me.

Also if you don't have a long credit history a joint credit card with someone you can trust who does can also provide you with a boost to your credit score.

I'm mentally prepared for the possibility that the unit is trashed, but I also wouldn't be surprised if it's not, since this tenant has always been meek and agreeable whenever we've approached her about anything.

This is not going to be found in companies with stay small keep it all mentalities and you are sure not going to find it in companies that want you to pay for the property, then pay for the renovation.
