If I put the money in the stock market, and got a 10% return, well, after tax on the gains, that return is more like 7.5%.

Personally, I have found that no wholesaler ever presented remotely accurate numbers (rehab estimates were well below my actual costs and ARVs VERY aggressive).  

@Emmanuel OlaIf you can get a longer term conventional loan I would choose that over a hard money loan every time - this is of course assuming the hard money loan has higher interest rate as well as a shorter maturity date

How much, well that depends how good or bad they are.It sounds like this is a turn-key type of company. 

Do you also set up the LLC or do you not do that there? 

I think also, depending on how hot it is there it could be a + or - as I believe it absorbs heat as well.
