@John Hua - I have a short answer and a disclaimer that there may be a need for a much longer answer.Short and therefore simplistic answer: roommates in a shared SFH do not cancel the fact that it is your primary residence.

They estimate my share of the property to currently be worth $657.50. 

Sounds like you're essentially renting to a roommate with a few more bells and whistles than room-shares typically receive. 

Not sure how that would work-there is the fact that it could be a legal basement suite sharing utilities or a separate unit.
