I have approx 36 employees finding properties that are priced at 50% of market value and below.I have methods of turning these properties in less than 30 days.I do not enter into any of these investments unless the risk is extremely low.The last deal I did had a 1900 % ROII'm working on one now that should Net 100% in under 30 days.I have over 9 years investing and am on a roll that will not stop.

It's easier, quicker and MORE WORTHWHILE to just study this forum every day (including the archives).OTOH a basic "real estate contracts" course through your local community college would be a good starting point.BTW, I've never taken any courses so I can't speak to the quality/validity of them, but most people that buy the courses never complete them, at least that's what I've concluded from the vast numbers of them gathering dust in closets and under beds.all cash

If you hold properties for long enough, certainly this can happen and thus, by YOUR methods, you need to figure that into your calculations.Mike fails to understand that a large majority of mebers here are not full time investors requiring cash flow in order to put a roof over their heads.

This is an age old argument that many sophists have poured plenty of rhetoric upon.I have attended two seminars pumping this method myself (the first knowingly, the second after having been tricked into believing I was attending an educational session on financing).As to your questions, I am not sure if Sub Chapter S Corporations are in the same boat as LLCs.

Neighborhoods on the decline will likely depreciate and less buyers(investors) will be interested in that enviroment later when you may sell, and the quality of the tenant you can atract will decline too.The $6000 repairs is that what it needs right now to make it rentable, or an annual amount you are allowing for?
