Assuming this is a long term buy/hold investment, then this is a simple math exercise.

So my concern was that you could not pick and choose a specific person.

If so, this is a simple ROI calculation, and thus depends on how long you want to break even.

I am mostly just looking for a bare bones cheap simple build or manufactured home. 

When I had picked up this property (and the other one that I will be discussing further down on this thread), I had no inventory.

Also note that taking over a mortgage for Fannie and Freddie loans are not as simple as people may think.

I think normal pest control is like 99, but depending on size and location I’m not sure this qualifies as normal.Typically a simple service call is 60-80, so I’m wondering what this would cost.

Read about various strategies and pick whatever suits you best.
