You should send a denial (thank you) letter and give the reason why they were not selected.If you pulled credit, by law you must notify them if credit was the reason, the agency information was obtained from and a notice of them having the right to obtain credit information free of charge in connection with the inquiry.I kept rejected applications for 3 years then destroyed them, look to you state's statute of limitations as to filing any action against you for records to be retained as well as retention periods if you're an agent/licensee. :)

So locate an agency that is reputable first and foremost.  

After the 10 days have passed, send all the paperwork you have on the former tenant to a collections agency.  

And while we don't know, it's likely that this buyer has a buyer's agency agreement with the Realtor, so they can't really buy your property without paying the 3%.  

Contact any RE agency, ask where the RE schools are, then call them and they will sell the books, or, if only for their classroom, they can tell you where to get them.

Hello Folks,Can anyone offer any suggestions on how to go about making an offer on a foreclosed property that is being handled by a particular agency/agent.  

This will also have a chilling effect on business as more people choose not to do some transactions because they may be construed as illegal by an agency. 

They should be trying to get the most amount of money possible given they're a govt agency.
