What's the average cost per square foot for new build 2 story, single family on concrete slab with open space layouts, 3bd/2.5ba, attached 2 car enclosed and central air?

I dont think over here in DC/Baltimore area I am going to find anything 5 units + with a 3/2 layout for under or even near 350K, unless its in a completely crappy part of town.

Wix is VERY easy to use and gives you a lot of options as far as templates and layout.

On Monday, we were discussing the bathroom layout and my contractor again reiterated his stance that we need to move waste plumbing around in the bathroom.

However, I have found plenty of good neighborhoods in the 70s range, where the walkscore is slightly lower not due to any inherent flaw in the neighborhood (such as poor street layout), but rather due to a shortage of nearby walkable destinations.

I still need to layout 5, 7, 10 year plan, but I would like to start with buy and hold and I hope to have X amount properties at the end of 10 years that will generate X amount of cashflow per month. 

He will give me a flat rate price for the complete rehab, he will pick the materials and make most of the layout decisions.

I am sure if you search for his posts or check out his blog it will lay out a much better business plan.

Get a copy of that and let us know, the people in this forum will be better able to help once you lay out what the lease says about showing the apartment.

Ex: Turning a studio into a 1 bed, 1bed into a 2bed or simply a condo with a great layout that hasn't been maximized.
