The big companies like Honeywell, Siemens and (less so) Samsung will be a bit of a drag on interoperability as they try to drag their proprietary solutions into play.  

I see the value his money provides, but also want to come up with a solution that is fair to everyone involved. 

One solution we have around this issue is RENT TO OWN - buy the house, fix it and then sell it rent to own.

Hi Adam,I really like the suggestion from @Dale Shin, send the tenant a friendly letter, trying to amicably find a solution to the missed rent increases, word the letter in such a way that you are not forcing this on them.

Louis has more restrictions when rehabbing buildings than Kansas City does, so this might not be a viable solution for your window issue.
