Most MH communities here are hell-bent against letting any of their trailers move off the lot, unless the unit is condemned or is destroyed, or has been there for several years and is paid for in full and the lease hasn't been renewed. 

Finally completed my first Lease Option Deal! 

Don't like to be debbie downer but i think the market will end up being a "buyers market" I don't like to say there's isn't any deals out there but for me as a newbie to investing I don't want to own something just to say I own and lease a property with less than 6% ROI I want to be in the 10% at least.

Our standard policy for all our properties has been that all adults age 18 and over who will reside in the home must apply, be approved, and be a signer on the lease.

Also, make sure you put in a clause that there is no sub leasing.. bad things can happen if your tenant decides to rent out the apt without your knowledge 

The only caveat is that if they PCS, ETS or get diploid they can break a lease very easy.   

I would allow them to break their lease.

Do I just simply “assign” the Lease Option?

I will be getting a rent roll and lease agreements to confirm, but assuming they haven't lied about the rental income then the purchase price I'm getting this property for pencil's out.
