I'm scoping out the neighborhood for my first deal and am wondering about the impact a new mid-rise apartment building will have on the neighborhood.

(I took the wife to see UP and I took my cousin to see Star Wars: The Force Awakens with the profits).  

This has a bigger impact on longer term accelerated growth when combined with re-financing.

I agree with @Loren Whitneyyou should fully understand the impacts of UBIT if you were to leverage.

In some states a licensed and bonded storage facility may be required to force the issue further.

I would add that a new roof does not typically impact an appraisal unless there was something in the comps that showed one of them needed a new roof.
