It's not what I would call a BRRRR, since it doesn't need a ton of rehabbing, mostly finishes inside.Here's the question: How should I use this HELOC in the best way to acquire more rental properties?

Be courteous and helpful but explain you will not tolerate late rent or bad behavior and you will be golden.

After getting out I returned to school to finish what I started.
