Since most of your rental income is made in the warm months, I don't see much of a benefit outweighing the cost for the minimal returns you'll see in the winter.

If you're strictly trying to make extra cash, you don't need to do something "fulfilling" or that makes you feel "warm and fuzzy" on the inside; obviously, you want to stay ethical.Popular side hustles like Uber have MANY "unobvious" expenses associated with them, so you need to be wary in that regard. 

It’s been my experience that a pool adds about $100/mo in rent (in a warm year round pool market like vegas) and that’s after you include $150/mo pool service.

Gonzalez correct me if I’m wrong, but I thought they agreed to do SuperBowls only in warm weather climates because the year they did it in NY they lost a lot  of revenue due to it being so cold for the outdoor attractions.
