I could add the "rent credit" on top of the market rent, but then that's a $400-$600/month premium on top of the rent that's supposed to go towards the purchase price.

Hi Carolyn, We just helped an investor in the MA area this month on an STR purchase transaction.  

in the future ( since its obvious you dont believe you owe a fee for this neighbors purchase) A Savvy seller will exclude certain people companies entities from the listing agreement.. there by making it clear that if someone you know or have been talking to decides to buy you owe no fee..

Are you planning to purchase more out there? 

I know of a realtor or two who will informally watch over a client's house and at least one house-cleaner who would clean between stays, but that's about all I have.  

What would your response be to justify the purchase and renovations? 

I've had clients that we've disputed, got low balled again, and just ordered a new appraisal and got what we expected.
