We will then buy a multi-family property with our newly formed LLC, but leave 1 of the units vacant, since this home will be closer to where we work and children go to school.Obviously, we'll have the protection of owning the rental property in an LLC, but my thought is we'll also benefit on taxes, since we'll receive all deductions from our primary residence. 

We have 2 young children, and my wife and i work full time, so we do NOT have much free time.in light of the above i've decided to pursue the purchase of an additional single or multi family home in the Madison Wi area with an eye to buy and hold, while slowly over time adding value to the property and increasing the cash flow. 

I have a dear friend in Chattanooga, TN whose children have had some serious medical problems that have left them very little extra income every month. 

They rated the hardwood floors throughout the house as a 1 due to minor scratches from furniture and habitation traffic.

I think that's why I'm even considering quitting my job - I have no children (and am not having any) and I guess I'm still "young" in my mid-30s :) I do have a husband who also has a job but makes significantly less than I.

Working 40+ hours per week with a long commute and I have three young children, two of whom were born while getting my real estate investing off the ground.

Growing up this way wasn't always ideal but there was one thing that I saw that many children probably never do; an inside look at Residential construction. 

I did loading/unloading big trucks, iron clothes in 120 degree room, and paint furniture without proper tools like mask which made me sick everyday.Moved to US as a Refugee with just $50, zero English, and didn't know anyone here zero friends/relatives.

Higher cash flow is great and you can furnish with nice cheap furniture off Craigslist (like $200 for a queen bed).

When next I have a vacancy in one of these properties, I may just rent some furniture and pop-in some decor to see what happens.
