I need some advice I find many properties of this nature and I'm kind of stuck on what to do and if a business card and a flier is all I can do.

Isn't using cash for keys just passing the problem on to our fellow real estate investors who may now take on a tenant with no eviction record who otherwise would have a record thus alerting the criminal nature of these tenants to the home owners due to an eviction now being on their record?

Make sure there is more than one established industry that is creating jobs and be wary of areas that rely heavily on industries that are volatile by nature and cycle through booms and busts regularly.

Electric is virtually always covered by the tenant, as is cable, natural gas, telephone.

The properties in the area are inspected and certified, so there is nothing too extreme.  

Educating and caring for those looking to buy and/or sell real estate comes naturally to me.

I use the cheapest oil-based polyurethane I can get, Rust-oleum Park, and a three-inch white natural bristle paintbrush.

Jpn had no natural resources.

But I must have had a natural bent for it as I did extremely well very quickly.
