I think its important to be precise in describing this because there is a big stigma to an actual eviction, and inaccurately labeling it as this could be getting off on the wrong foot with your tenants.

It seems pretty clear to me that the only people I’d be selling these lower end houses to would be other investors and my fear is that all I’d really be doing is working for wages in the end which defeats the purpose of taking the risk to begin with (I could be wrong).

They are usually done by a block method using square feet, they don't have time to look at each property so if you bet on that value, you'll be wrong, it's apples and oranges.If you don't know what value is based on and the 3 approaches used, you're not even in real estate, you might be playing some guru game playing house like a 5 year old girl, just trying to play with bigger houses.

Ok, so the mistakes are adding up , which is cool no better teacher then experience , I didn't put in my purchase contract that that I needed a written statement from the tenant say they wanted to move , so their lease is up on the 29th so what actions does a new landlord need to take to say " I can't renew lease and your gonna need to be out as soon as it does , please help me from doing this wrong
