I appreciate good contracting but despise being delayed or ripped off by unscrupulous people.

Very wealthy awesome people and they really like me......SOOO i explain the situation and they see my track record and BOOM I borrow 80k @ 10% APR interest only payments for 12 months with NO EARLY PAY OFF PENALTY (bless them) and i fix up the house and get a renter in there.

People have to live somewhere.We host a ton of investor meet ups for ALL things real estate, short term rentals, long term, fix and flip, buy and hold.. you name it, we cover it! 

I had many people help me in my journey and I still ask for help :)

Downside equals some people think they are very dated from the 1970s.

It sounds attractive because everyone says it is low- or no-money down, but if you don't have money to make the deal another way, you don't have much leverage to make the deal the way you are suggesting.Sub to and seller finance are shiny objects for people who want to get started in investing to make money, but have no capital.

while you will want to get it rented soon, be very wary of people who can move in right away-why can they move in immediately? 

I think some people are still waiting while others are jumping in.
