If is it a residential loan you cannot fund to a LLC - you will have to transfer title post sale, which can trigger the due on sale clause and really does not provide much asset protection since the note is in your personal name

For a smaller project like what you're talking about it is quite possible that you may be able to structure it as a simple partnership provided it is considered de minimis and fits with securities laws.
