We flip and rent homes in the Orange County area - mainly Newport Beach, Costa Mesa, and Irvine areas.I'm seeing more and more PUD's going in and I'm wondering if anyone on here has any experience with these developments (planning, developing, selling, etc.).

So I think just like zillow ARVs and “comps” they are using a formula to compute the area and they may mark a couple of blocks yellow or orange when it’s really not.

There are a lot of older townhomes in less nice parts of the neighborhood, but that seems like and "apples and oranges" situation to me.

I'm from Rockland myself and thus have chosen to work in the Orange County area.

You're comparing apples to oranges, and asking for a number.    

I work in Orange County, but live in Long Beach.

At this point, duplexes/multiplexes seem appealing but I feel pretty limited and choked up as far as ['affordable'] choices are concerned here in Orange County.
