Hi all - I am looking to expand my portfolio in LV and was wondering what people were buying in how the market is today.

That's a fairly common issue in smaller markets.

I used a $5/sf small format mesh backed porcelain tiles for the flooring whereas most in my market use sub $2/sf 12"x12" or 12"x24"porcelain or ceramic that makes similar bathrooms appear smaller.

I find that 80% of title companies have very similar fees, as one would expect in a competitive and efficient market.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

Ive had my license for 6 months now an i just wanted to know how to navigate a market like this with very high prices.

I am wondering if it is time to go back to the market, I know renting probably will not be easy... 

This is a big help.In the SPD under "Building conditions" it asks if the sellers know of problems EVER EXISTING.
