Real estate has always inspired me, i guess I just have a pasion for the interior and layouts of homes in general.

I understand there are a variety of forums, many of which can address my situation to a certain extent, however, I thought it would make sense to lay out the exact context of my situation.I am getting ready to purchase my first investment property (first property altogether actually - currently rent) in Pittsburgh, PA.  

Make sure you structure their payments very carefully and don't lay out too much money for each phase until it completes.  

Layout of the property?

I've attached a before/after pic of a recent one to give you an idea (the before is of a new purchase down the block we are currently doing so it's not an exact 1-to-1, but very similar layout as to the finished one we did earlier this year.  

Featuring an open layout, 9 ft ceilings, custom stone counters, SS appliances, original hardwood floors & exposed brick.

The units will be small and you'll have to visit every potential property to make sure the layout/flow isn't weird. 

What layout works best for those currently doing this?

My plan is to put a good amount of work into the place but the layout is good so I don't need to gut it.
