Hopefully there are no other liens but if there are, and you did not see them during your initial search, you would still have a chance to back out of the deal given certain circumstances; write this in the contingency clause of the sale. 

As a new investor there is so much for me to think about, finding the right property, financing, and, above all, overcoming my fear so I can take that initial step forward.  

I had given him $7500 (about 1/2 of the initial draw the bank gave me) to buy supplies.

My initial reaction is that I would inform the Seller that failing to close would breach the contract, that you are fully prepared to close and will proceed as if closing will happen as scheduled in the contract, and that if Seller breaches the contract you will have no choice but to exercise your right to seek a remedy.

I have asked my broker to check out a deal for me and represent me, but I wouldn't do that if I made an initial contact. 

From what I can tell the "interest"in the property comes in the form of my lack of initial equity.  

My excuse was not having the initial capital saved up, and no knowledge of hard money, private lending, nor using equity in my homesteaded property. 

I can see this described as RTO to the seller as a reference initially because it's easy for them to understand, but not an actual operator.  

This is a viable path if you can assume the initial risk.
