Very admirable...........I wish I had that drive at 18.

By far the best learning experience in this numbers game, while you are getting licensed, is driving for dollars, knocking on doors, and cold calling.

Down the road when I'm more comfortable I can see myself going out of state, but I don't think I want to for my first experience.If I'm totally honest, I'm probably too risk-averse to make my first property(ies) outside of comfortable driving distance (max 3-4 hours), leading me to look in places like the high desert (Joshua Tree, Yucca Valley, etc) or mountain destinations like Lake Arrowhead/Big Bear. 

Seems like driving around there is lots of big stuff and lots of single family or dueplex/triplex/4plex stuff. 

My dad was a banker and growing up I remember going to school in lots of different vehicles because it was his job to drive the repossessions every couple weeks to keep them in good order.

Plenty of locals lost properties too, and I am guessing there were multiple factors at play there.

However, I’m currently undecided on whether I should remodel the bathroom or add a fridge, washer, and dryer or all of the above.The property is in Tahoka a small town of about 2200 people located about a 30-minute drive from Lubbock.

@Brian Adzadi the 'house hack' method isn't an option for me unfortunately due to a few factors (beyond the terrible market for rentals where I live).

I haven’t factored in city permit costs.
