Jon,I normally try to lock in good tenants as long as possible, and in exchange for an extended term (2 years+), offer them to lock in their rent for that period.

Is this inspection limited to only the unit that will be rented, or will it extend to all 4 units (that is, the entire building)?

I'm thinking that I should charge 150% of the monthly rate that an annual lease would be - this would still be less than half the price of an extended stay hotel , and do it as a vacation rental, with the entire rental period paid up front. 

This also included dropping a tablet into the p-trap of the air handler which just so happened to be on the second floor.

We decided on a house on the “exclusive period” I directed the Realtor to put an offer at asking price plus a couple hundred to be competitive with other investors, as soon as it went into extended period.

Cap rates didn't expand by much in NYC so if you could service your debt the banks basically let you skate and extended the maturities till you could refinance.
